Seller Tips
Choose an Agent you like and trust.
First impressions count.
- Remove any clutter from the yard & mow the grass
- Trim hedges
- Weed gardens
- Wash steps, windows, railings, doors, etc
- Paint if needed
- Remove unnecessary clutter from garages
De-clutter & clean. Small things can make a
client walk away—especially if your competition looks great! Buyers
notice details.
Nothing will turn a buyer off as quickly as an odd smell.
And if the buyer sees an ash tray or a dog bed, that buyer
then becomes more alert to that odor. A week or so before the house
goes on the market is the perfect time to get Rover a new bed or wash
an old one & put it out of sight during showings.
Turn on the lights. Open shades & drapes before
a viewing. Turn on inside and outside lights.
Let potential buyers "imagine" themselves in your
home. Personal items can make potential buyers feel like
they are intruding in someone else's home. Clean and simple decorations
let the people viewing your home “see” themselves living there.
Get out of the house. When buyers view your home,
they'll spend more time and feel more comfortable if you're not there.
If you must be present, be as unobtrusive as possible. Let the agent
show the home.
Have a business-like attitude during the process. Selling
your home can be emotional, but don't let that stand in the way of
making a deal. Stay unemotional during negotiations.

photos to show off the features of your home. The photo tour
of your home is a very important first impression!

Homes & Land Magazine. I will place your photo
ad on one of the best pages (right inside the cover!). I will
advertise your home here in the first issue after you list and
will continue until it sells. Homes & Land is a nationwide
magazine & is sent to people relocating to the area. It is
also available locally at news stands and in real estate offices.
*Seattle Times. Public open house ads will be placed in the
Sunday paper & an ad for your home will be placed on the paper’s
on-line site.

Craigslist. I will place an ad for your home on this
very popular site.

Targeted Marketing. I will send postcards to potential
buyers. For example, if your home is a larger home, I would target
owners of small homes or renters in the neighborhood. A rambler,
on the other hand, would appeal to older people in the neighborhood
who want to stay near friends but are ready for a home with no
stairs.

Full Internet Exposure. (Note: All the local companies
use the MLS information on their own web sites. Therefore, my
listing will show up on Windermere, Coldwell Banker, Remax, etc
and vice versa).
